Plain Buyer Checks
- Verify the registration. Search PRM/KA/RERA/1250/303/PR/300626/008780 at rera.karnataka.gov.in, and check the promoter's name and the 15 February 2029 completion date.
- Get the full cost sheet. Ask for the club, legal and maintenance amounts to be filled in, not left blank.
- Know the cancellation ladder. If you cancel after the allotment letter but before the agreement, nothing is deducted within 15 days; 1% of the plot cost is deducted between 16 and 30 days, 1.5% between 31 and 60 days, and 2% after 61 days, with the refund due within 45 days. Once the agreement is signed, a buyer default forfeits the booking amount of 10% of the total sale consideration.
- Pay only into the project's designated RERA account, and keep a receipt for every payment.

How do I book a site visit or get the cost sheet?

The sales team will share current availability, the cost sheet for the plots you shortlist, with base, PLC, club, legal, maintenance and sinking fund shown line by line, and a slot to walk the plantation and the Chapparakallu Road frontage. Take your questions on the civil suit, the clubhouse date, water and khata with you, and ask for the answers in writing.
What is the payment plan at Assetz City of Palms?
It is construction-linked. You pay 9% at booking and 16% on signing the agreement, then 20% when plot levelling is complete in your plot's cluster, 20% when the cross-road layer works are done there and 25% when the STP civil works and underground services are complete, with the last 10% at the call for registration. The club, maintenance, legal and sinking-fund lines are paid in full at registration. Late payments carry interest at SBI's highest MCLR plus 2%.
Can I get a bank loan for a plot at Assetz City of Palms?
Plot loans and composite loans, which fund the plot and the house you build on it, are the usual routes. Lenders generally fund a smaller share of a plot's value than of a finished home, and they check the title, the conversion orders, the draft layout plan approved by BIAAPA, the K-RERA registration and the khata. Is it safe to pay an EOI or booking amount for Assetz City of Palms?
