There are 415 plots of 30 x 40 at about 1,200 sq ft, 138 plots of 30 x 50 at about 1,500 sq ft, and 66 odd-shaped plots from 1,117 to 5,074 sq ft, with one commercial plot for the clubhouse completing the 620. Each is a villa plot in Devanahalli taluk, sold as land for its owner to build on and serviced to the boundary. Four hundred and fifteen 30 x 40 plots make up two-thirds of the layout, and with the 30 x 50s, two familiar sizes account for nearly nine plots in ten. Choosing here is about position, not about decoding a catalogue of shapes.

The odd plots are where the grid meets the boundary: a column of them lines the east boundary, and the rest close the ends of the rows along the north and south edges, where the boundary runs at an angle. Most, 38 of the 66, fall between 1,400 and 1,600 sq ft, close to a 30 x 50 in area but with a different frontage or depth.
The 30 x 40 is Bengaluru's classic house plot and the backbone of this layout: 415 plots, each 9.14 m by 12.19 m, 1,199 sq ft on the registered plan, at ₹1.08 Cr to ₹1.20 Cr base at the EOI band.
It suits the family that wants its own independent home in a registered, gated layout at the lowest ticket, and the buyer who wants serviced land in the airport belt now, to build when the time is right. As general guidance, a 30 x 40 typically carries a compact independent home with parking in the front setback and a small garden or utility space. The 30 ft frontage gives a balanced elevation, and it is the plot size local architects and builders know best.
Same 30 ft frontage, 10 ft more depth: the 30 x 50 adds about 300 sq ft of land to the 30 x 40. There are 138 of them, each 9.14 m by 15.24 m, 1,499 sq ft on the registered plan, at ₹1.35 Cr to ₹1.50 Cr base at the EOI band.
This is the plot for the family building its main home. The extra depth makes room for a deeper floor plan, a proper front garden and a rear utility yard, and with 22% of the plots in this size there is a wide choice of position.
The 66 odd-shaped plots are the most varied choice, from 1,117 sq ft to 5,074 sq ft with a median of about 1,540 sq ft. They suit buyers who want a particular position, such as a corner or the edge of the layout, a different frontage or depth, or simply more land than a 30 x 50.
Each shape changes the geometry of the home: a tapered plot or an angled boundary shifts the setbacks and the buildable footprint, so have an architect test a layout on the specific plot before you commit. The price follows the plot's area at the rate set at allotment; at the EOI band, every 100 sq ft adds ₹9 lakh to ₹10 lakh to the base price.
The largest plots at Assetz City of Palms are a small number of larger odd-shaped plots, from about 2,450 to 5,000 sq ft. There are five, at about 2,450, 2,520, 2,659, 3,202 and 5,074 sq ft, all in the northern half of the layout and most of them on the north boundary.
No 40 x 60 plot type exists in the registered plan, so the 2,400 sq ft Type 3 in the EOI, at ₹2.16 Cr to ₹2.40 Cr base, can only be met by these five. For a large villa they are the scarcest plots in the layout; ask for each one's dimensions, setback geometry and rate, which is set at allotment.
The best-placed plots at Assetz City of Palms carry a Preferred Location Charge (PLC) on top of the base price: corner plots, park-facing plots and plots on the wider roads. The plan offers several such positions: plots facing Parks 3 and 4 across the 12 m roads on either side of the green spine, plots facing Park-2 on the west, plots along the 15 m spine road, and corner plots at the ends of the rows.
No PLC amount has been published, and plot counts by facing are not published either, so ask for the plot-by-plot availability grid with each plot's facing, road width and PLC. Facing matters to many buyers, for light and ventilation as much as for Vastu.

On the exact registered areas, the same band works out to ₹1.079 Cr to ₹1.199 Cr for a 1,199 sq ft 30 x 40, and ₹1.349 Cr to ₹1.499 Cr for a 1,499 sq ft 30 x 50. The payment plan is construction-linked: 65% of the price (20% + 20% + 25%) falls due only as works are completed in the plot's own cluster, and a further 10% at the call for registration.
What the price bands cover. These are base plot prices from the April 2026 EOI: indicative and non-binding, with the final rate set at allotment by plot type, facing and location. The base price itself carries no GST. On top of it sit Preferred Location Charges, Club House Charges with 18% GST, legal and documentation charges, three years' maintenance, an interest-free sinking fund of ₹25 per sq ft (₹30,000 on 1,200 sq ft, ₹37,500 on 1,500 sq ft) and 18% GST on the legal and maintenance lines. No amount is published yet for the club, legal or maintenance lines, so ask for the cost sheet. Stamp duty and registration, about 7.6–7.65% of the deed value, are paid at the sale deed. Assetz City of Palms sells plots, not houses. Each owner designs and builds their own home; no house designs come with the plot.

When you are ready to build, the connections are waiting at the boundary, fed from central systems sized for the whole layout. Water comes through the gram panchayat, which has agreed to supply the project, not through BWSSB, and the layout works carry a five-year defect liability.
Plots are handed over by 15 February 2029, after the authority's release of plots, and the sale deed is registered within 60 days of the possession notice. If a plot's final area changes, the difference is adjusted at the agreed rate, with any increase capped at 3%.
The khata is a rural, panchayat khata, not a BBMP or GBA khata. An e-khata was issued for the land in June 2026; after registering the sale deed, each buyer obtains the khata for their own plot from the revenue authority. A buyer who transfers or assigns a plot before registration pays a fee of ₹200 per sq ft, which works out to ₹2.4 lakh on a 1,200 sq ft plot.
