Assetz City of Palms Price

A 30 x 40 plot at Assetz City of Palms starts at ₹1.08 Cr base. The Assetz City of Palms price is set in a band of ₹9,000 to ₹10,000 per sq ft of plot, the same band buyers first saw as the Assetz Palmscape price in the April 2026 expression-of-interest window, with preferred location charges extra. This page covers every plot size, the lines on top of the base, the statutory costs, the payment plan, cancellation and loans, and how the rate compares on IVC Road plot price and Devanahalli plots price. The plots sit on Chapparakallu Road, between the STRR and IVC Road, and the project is registered with K-RERA under PRM/KA/RERA/1250/303/PR/300626/008780. Assetz Miru & Miyo is useful for the affordability lens because the real decision usually comes down to all-in cost, payment schedule, floor preference, and how much contingency the buyer keeps aside.

Registered areas run just under the round figures, at 1,199 sq ft for a 30 x 40 and 1,499 sq ft for a 30 x 50. At the ends of the band that makes a 30 x 40 ₹1.079 Cr to ₹1.199 Cr and a 30 x 50 ₹1.349 Cr to ₹1.499 Cr. There is no 40 x 60 standard plot: the 2,400 sq ft band applies to a small number of larger odd-shaped plots, from about 2,450 to 5,000 sq ft, and at the same per-sq-ft band a larger plot's base rises with its area. The other odd-shaped plots, most of them between 1,400 and 1,600 sq ft, carry no separate band, so ask for the figure on the plot you want.

Price notice: these are indicative base bands. The final rate is set at allotment and may vary with plot type, facing and location. Preferred location charges, the cost-sheet lines and statutory costs are extra.

What Sits on Top of the Base Price

The base plot cost is the largest line, and the only one that carries no GST. The registered agreement's cost sheet adds these lines above it.

LineWhat it coversAmount
Preferred Location Chargescorner, park-facing and wider-road plotson the cost sheet
Club House Charges + 18% GSTa one-time charge for the ~20,000 sq ft clubhouseon the cost sheet
Legal and Documentation Charges + 18% GSTthe legal and documentation work on your purchaseon the cost sheet
Maintenance for 3 years + 18% GSTlayout maintenance for three years from the final releaseon the cost sheet
Interest-free Sinking Funda one-time contribution of ₹25 per sq ft, passed on to the owners' association₹30,000 on 1,200 sq ft; ₹37,500 on 1,500 sq ft

No amount is published yet for the club, legal or maintenance lines, so ask for the cost sheet for your specific plot before you pay a booking amount. The club, maintenance, legal and sinking-fund lines are paid in full at the call for registration. Using the clubhouse also carries subscriptions and usage charges set from time to time, on top of the one-time club house charges. After the three included years, maintenance continues at a 10% annual escalation if the Plot Owners' Association has not taken it over.

The agreement price includes existing taxes, the three years' maintenance, the sinking fund and the legal and documentation charges. It excludes stamp duty and registration, and it is escalation-free except for development or betterment charges levied by an authority.

Stamp Duty and Registration in Karnataka

Stamp duty and the registration fee are paid when the sale deed is registered, on the value in the deed. Karnataka charges:

  • stamp duty of 5%, plus a cess of 10% of the duty and a surcharge of 2–3% of the duty, about 5.6–5.65% in all;
  • a registration fee of 2%, raised from 1% on 31 August 2025.

Together that is about 7.6–7.65% of the deed value. The agreement for sale is registered too, and its stamp duty is also the buyer's, so ask for that figure alongside the cost sheet.

Worked example. A 1,200 sq ft plot at ₹9,000 per sq ft has a base price of ₹1.08 Cr. Stamp duty comes to about ₹6.1 lakh and the registration fee to about ₹2.16 lakh, about ₹8.2 lakh in all. A preferred location charge written into the deed raises the value, and the duty with it.

Assetz City of Palms All-in Cost by Plot Size

The table adds the statutory costs and the sinking fund to each base band. Lines without a published amount are marked on the cost sheet; each of them will lift the total, so read the last row as a floor, not a final figure.

The statutory lines are calculated on the base price alone, at each end of the band; a preferred location charge or any other amount in the deed raises them in proportion. The larger plots in the last column run from about 2,450 to 5,000 sq ft, so their figures scale with their area.

Assetz City of Palms Payment Plan

Payments follow the layout's progress on the buyer's own cluster of plots, not the calendar.

StageShare of the base plot cost
Booking: part at booking, the balance within 10 days9%
On executing the agreement, within 30 days of booking16%
Plot levelling complete in the plot's cluster20%
Cross-road layer works complete in the cluster, before concreting20%
STP civil works and underground services complete in the cluster25%
At the call for registration10%
At the call for registration: club house charges, 3-year maintenance, legal and documentation, sinking fundin full

The first 25% (9% at booking and 16% at agreement) is paid up front. The remaining 75% of the base price waits on the layout: 65% against the levelling, cross-road layer, STP and underground services on your own cluster, and 10% at the call for registration. Each demand follows the completion of its milestone for your plot's cluster, and late payments carry interest at SBI's highest MCLR plus 2%.

Across the layout, the work behind those demands is scheduled like this.

Booking, Cancellation and Forfeiture

Allotment comes first. At the allotment-letter stage the booking amount is capped at 10% of the plot cost, and the agreement for sale must be signed within two months of the allotment letter. A buyer who changes their mind before signing pays a small, fixed deduction.

Cancellation, counted from the allotment letterDeduction
Within 15 daysnothing
16 to 30 days1% of the plot cost
31 to 60 days1.5% of the plot cost
After 61 days2% of the plot cost

The balance is refunded within 45 days of your cancellation letter, and a refund paid late carries the same SBI highest MCLR plus 2% interest that applies to late payments. Once the agreement is signed the terms change: a buyer who defaults forfeits the booking amount of 10% of the total sale consideration, along with any interest due, taxes, brokerage and incidental costs.

Three more terms matter to anyone planning to sell early or build to an exact size. A transfer or assignment before registration costs ₹200 per sq ft, which is ₹2.4 lakh on a 1,200 sq ft plot. Area changes at handover are adjusted at the agreed rate, with any increase capped at 3%. Possession is due by 15 February 2029, after the authority releases the plots, and the sale deed is registered within 60 days of the possession notice.

Plot Loans and Composite Loans

A plot loan finances the plot alone. A composite loan finances the plot and the house you build on it, releasing the construction part in stages, and lenders usually expect building to begin within a set period of the purchase.

  • Expect to fund more yourself. Lenders generally finance a smaller share of a plot's value than of a finished home, so plan for a larger contribution of your own.
  • Expect the paperwork to be read. Lenders examine the title chain, the land-conversion orders, the draft layout plan approved by BIAAPA, the K-RERA registration and the khata. Plots here carry a rural (panchayat) khata, so confirm early that your lender finances panchayat-khata plots in approved layouts.
  • Check the tax position. Income-tax deductions for home loans generally apply only once a house is built, so a plot loan alone does not usually qualify; take advice for your own case.
  • Ask before you book. Ask the sales team which lenders have approved the project, and get an in-principle sanction before the agreement stage, when 16% of the base falls due.

Assetz City of Palms Price in the IVC Road Plot Market

The Kundana-hobli and IVC Road belt is one of Bengaluru's busiest plotted markets: within a 7 km radius, K-RERA approved 46 plotted registrations from 2024 to 2026, about 11,000 plots on some 910 acres. Assetz City of Palms is the densest large layout among them at 17.6 plots per acre, which is why its entry ticket is the lowest among the belt's branded launches.

Sub-market₹ per sq ft of plotWhat the figure measures
Doddaballapur-side plotted layouts~₹4,800 – 7,000listings
Unbranded and resale plots, Devanahalli and IVC Road₹5,500 – 6,900portal listing averages of asking prices, 2025–26
Mid-market branded launches, 2025 and early 2026~₹6,000 – 8,100launch sales value divided by filed plot area
Assetz City of Palms₹9,000 – 10,000 base, plus PLCEOI base band, April 2026
Top of the belt: premium large-plot launches, 2025–26≈ ₹10,200launch sales value divided by filed plot area

Prestige's IVC Road launches, registered in September 2025, work out to about ₹9,500 per sq ft, an average across all their plots that likely includes premiums rather than a base rate, and they are built around larger plots, which puts their entry tickets well above City of Palms' ₹1.08 Cr.

A base rate before PLC, a sales-value average and a listing average are three different measures. On that footing, City of Palms' base band sits level with the belt's branded top tier, while its 30 x 40-led mix keeps the entry ticket near ₹1.08 Cr. Its EOI floor is also about 29% above the ~₹7,000 per sq ft plotted average Assetz itself reported for FY25, though those are different projects a year apart, not a like-for-like rise.

Guidance Value and Agreement Value

The government guidance value for an approved-layout site in Doddacheemanahalli is ₹8,500 per sq m, about ₹790 per sq ft, under the IGR Karnataka 2023-24 schedule that is still the current gazette for Devanahalli. Stamp duty and registration are paid on the higher of the guidance value and the agreement value, which here is the agreement value by a wide margin. That is why the worked examples above use the plot's price, not the guidance figure.

Why No Appreciation or Yield Figure Appears Here

No research house publishes a plot-price series for Devanahalli or IVC Road, so there is no sound basis for an appreciation rate for City of Palms, and this page does not publish one. The one dated trend worth knowing is broad: portal listing averages for Devanahalli plots roughly doubled between mid-2022 and mid-2026, a measure of asking prices across the market rather than transactions, and no guide to any single plot. A plot also earns no rent until a house stands on it, so a rental yield would be invented. What a buyer can pin down is the cost, and that is set out above.

Get the Cost Sheet for Your Plot

Before you pay a booking amount, ask for the cost sheet for the specific plot you want, with the base price, PLC, club house charges, legal and documentation, maintenance and sinking fund, and GST shown line by line. Request the cost sheet. For the sizes behind the bands, see the plot options; for the watch-points to weigh alongside the price, see the reviews.

Prices are indicative base bands as at 21 September 2026 and exclude PLC, cost-sheet charges and statutory costs unless stated. Confirm every figure with the developer before you pay.

Assetz City of Palms Price – Frequently Asked Questions

What is the price per sq ft at Assetz City of Palms?

The base price is ₹9,000 to ₹10,000 per sq ft of plot, the band set during the April 2026 expression-of-interest window. That puts a 30 x 40 at ₹1.08–1.20 Cr, a 30 x 50 at ₹1.35–1.50 Cr and the 2,400 sq ft band at ₹2.16–2.40 Cr. The final rate is set at allotment and varies with plot type, facing and location, and preferred location charges and the cost-sheet lines are extra. When budget pressure is the real filter, Aparna Wonder Woods helps keep the same-city shortlist focused on total payable cost, payment milestones, interiors, and the buffer a buyer should keep aside.

What is added on top of the base price at Assetz City of Palms?

Preferred location charges for corner, park-facing and wider-road plots; club house charges with 18% GST; legal and documentation charges; three years' maintenance; and an interest-free sinking fund of ₹25 per sq ft, which is ₹30,000 on a 1,200 sq ft plot. The legal and maintenance lines also carry 18% GST, while the base plot cost carries none. No amounts are published yet for the club, legal and maintenance lines, so ask for the cost sheet before you pay. Stamp duty and registration come on top at the sale deed.

How much are stamp duty and registration on a plot here?

Karnataka charges stamp duty of 5% plus a cess of 10% and a surcharge of 2–3% on the duty, about 5.6–5.65% in all, and a registration fee of 2%, raised from 1% on 31 August 2025. That is about 7.6–7.65% of the deed value. On a ₹1.08 Cr plot, stamp duty is about ₹6.1 lakh and registration about ₹2.16 lakh, roughly ₹8.2 lakh together. The guidance value here, ₹8,500 per sq m, is far below the agreement value, so the duty is paid on the agreement value.

What is the payment plan at Assetz City of Palms?

It is construction-linked. You pay 9% at booking and 16% on signing the agreement, then 20% when plot levelling is complete in your plot's cluster, 20% when the cross-road layer works are done there and 25% when the STP civil works and underground services are complete, with the last 10% at the call for registration. The club, maintenance, legal and sinking-fund lines are paid in full at registration. Late payments carry interest at SBI's highest MCLR plus 2%.

Can I get a bank loan for a plot at Assetz City of Palms?

Plot loans and composite loans, which fund the plot and the house you build on it, are the usual routes. Lenders generally fund a smaller share of a plot's value than of a finished home, and they check the title, the conversion orders, the draft layout plan approved by BIAAPA, the K-RERA registration and the khata. Because plots here carry a panchayat khata, confirm early that your lender finances them, ask the sales team which lenders have approved the project, and get an in-principle sanction before the agreement stage. ## How to Proceed with Assetz City of Palms
